Salesperson License

NYS Department of State Requirements

All applicants for Real Estate Salespersons license must:

- be at least 18 years of age.
- have no felony convictions
- has a Social Security Number
- have a sponsoring NYS broker
- complete the 75 hour licensing course
- pass the NYS Department of State Salesperson licensing exam ($15)
- pay license fee of $50 for 2 years


All applicants for a real estate salespersons license must attend and successfully complete an approved 75-hour qualifying course prior to licensure. Proof of satisfactory completion of this course must be sent to the Department of State by school certification on the salespersons license application or by an original certificate with a raised school seal.


Successful completion of the course requires at least 90% attendance (ie.68.5 Hours Minimum) and passing the school final exam. The following are the required subjects: License Law & Regulations, Law of Agency, Real Estate Instruments, Real Estate Financing, Land Use Regulations, Introduction to Construction, Valuation, Human Rights & Fair Housing, Environmental Issues, Real Estate Math, Salesperson as Independent Contractor.
